What is happening in Il Villaggio condo? There are currently 18 units available, out of which most of them are 3 bedroom condos. Despite the ideal location of Il Villaggio condo on Ocean Drive, sales have gone down. For the past 2 years, there had only been 2 sales at an average price of $1,959/sqft. But why? We could never be sure of the reason, but most probably it’s because the condo needs a facelift of the common areas.

Having 18 units for sale and selling only 2 per year means that at this rate there is a 9 years inventory. This is a high inventory that is actually not rotating at all. Most of the units listed today have been listed on the market for more than 1 year! Nevertheless, it’s important to say that there is 1 unit under contract since November. It was listed at $9,900,000 or $2,495, is the most expensive unit in the market for this condo. We would have to wait until next month to see how much the sold price was for this unit.

If you are looking to buy a one bedroom condo at Il Villaggio, the lowest-priced unit available is unit #601. With a listing price of $653/sqft, this condo has been drastically reduced by 20% of its original price, since it was listed in August 2018. It could be a good deal as the owner seems motivated to sell, so they will be open to negotiating the price. This is by far the lowest available unit in the building, but if you are looking for a 1 bedroom on a higher floor, have a look at unit #1611. Buy this condo at $912/sqft and enjoy a spacious balcony with sunset views, notice that it has 2 bathrooms, which is extremely convenient for guests.
