WHAT ARE THE PRIMARY ADVANTAGES OF THE RESIDENCES CLUB MEMBERSHIP?

The Residences at Island Gardens offers owners an interest in a 75-year leasehold that will own and control the residences With abundant and flexible usage, members and their guests enjoy full benefits of luxury vacation ownership at a small portion of the full ownership cost.

WHAT IS THE ISLAND GARDENS YACHT OWNERSHIP PROGRAM?*

The residences club members are also members of the Island Gardens Yacht Ownership Program. The Island Gardens Yacht Ownership Program consists of a fleet of 55-plus-foot yachts. Each yacht has three staterooms, three bathrooms, a spacious galley and salon as well as the latest fishing equipment. navigational technology and a fully certified crew. Yacht Ownership Program members (and their accompanied guests) enjoy the use of the yachts in the club fleet while paying only a usage fee to cover the cost of fuel and provisions

WILL THE RESIDENCES AT ISLAND GARDENS BE OPEN TO THE PUBLIC?

No. The Residences will be operated exclusively for the use, benefit and enjoyment of its members and guests.

CAN A FRACTIONAL INTEREST AT THE RESIDENCES BE RESOLD?

Yes. A fractional interest can be sold individually by the owner or through any authorized agent. It can be transferred or contributed to an estate at any time.

CAN I LEAVE CLOTHING AND SPORTS EQUIPMENT AT THE RESIDENCES AT ISLAND GARDENS?

Yes. Owners' belongings and personal effects will be stored in a secure, climate-controlled area between visits. Requested items will be placed in the residence just prior to arrival. Pre-arrival grocery shopping services are also available.

WHAT IS PROVIDED IN THE ANNUAL CLUB MEMBERSHIP FEE?

To operate and maintain the residence, to provide five-star amenities and services and to operate and maintain the Island Gardens Yacht Ownership Program' fleet, each owner has the obligation to pay a share of those costs. The annual club membership fees include:

Club staff salaries, Club management fees, Chauffeur service expenses,Yacht maintenance, dockage, insurance, and crew expenses.
Residence real estate taxes, maintenance, insurance, utilities, cable TV, window washing, landscaping, Internet access.A reserve fund for replacements for future facilities maintenance, upgrades and replacements.

Yes. More than one individual (or more than one entity) can own an interest in The Residences at Island Gardens (including a corporation, trust. foundation. LLC or partnership).

HOW OFTEN CAN I USE MY RESIDENCE?

Each club member and their guests have 35 days of primary use each year, and 10 days of space available use opportunities. Owners who have residences featuring a guest wing have further opportunities to expand their usage based on the unit type purchased.


Members may invite guests to use their residence unaccompanied by the owner as part of their primary use time.

Members can reserve a Planned Vacation Period well in advance, a last-minute long weekend, or a multi-week vacation. In other words, The Residences at Island Gardens offers true flexibility in usage.

DO GUESTS HAVE MEMBERSHIP PRIVilEGES?

Yes. Guests, whether accompanying or not accompanying a member, enjoy all membership privileges.

IS THE RESIDENCES AT ISLAND GARDENS A TYPICAL TIMESHARE?

NO. Club members enjoy abundant and flexible usage privileges much like those enjoyed by individuals who purchase an entire residence. Will THE MEMBERS ALWAYS STAY IN THE SAME RESIDENCE AT ISLAND GARDENS?

No. To provide more availability and flexibility, members have equal access to all residences in their ownership type. Residences in an ownership type are approximately the same size, located in a similar section of the tower, have an identical number of bedrooms and bathrooms and are similarly furnished and accessorized.

WHO CONTROLS THE AFFAIRS OF THE CLUB?

An owner-elected Board of Directors will control the affairs of The Residences at Island Gardens, including the establishment of the club's annual operating budget.

WHO WILL MANAGE THE RESIDENCES AT ISLAND GARDENS?

The Residences at Island Gardens will be managed and serviced by the internationally acclaimed Shangri-La Hotels and Resorts.
