Sales at the Icon South Beach condo have been through the roof lately! In the past month, there were 2 closed sales in the building of units #2502 and the combined unit #1503 and #1504. Those two units were under contract on our last tips of the month, and as promised, we have now the closing prices. Firstly the 2-bedroom unit #2502, listed at $1.95 million or $1,008/sqft, closed 12.8% lower to asking at $1.7 million or $879/sqft. Secondly, unit #1503-04 which was asking $3.5 million, got sold at $2.875 million or $778/sqft.

There are currently 2 units under contract at the Icon South Beach Condo, unit #2605 and #2802. Firstly, unit #2605 listed at $1.35 million or $771/sqft, has breathtaking water views of the bay and has been completely remodeled. Secondly, unit #2802 listed at $2.375 million or $1,228/sqft is a 2-beds/ 2-baths Bayfront condo with 700 sqft of a private balcony. Let’s hope to have the sold prices for our next Tips of the Month.

Our favorite 1-bedroom unit at the Icon South Beach Condo is unit #808. Being the lowest-listed priced in the building at $570,000 or $670/sqft, this unit was recently listed on the market and is a deal that won’t last long! Even though it only has views of the city from a low floor, it is a great price for a unit with a semi remodeled kitchen and bathrooms.

If you are looking to buy a 2-bedroom unit at the Icon South Beach, you need to have a look at unit #1002. With a listing price of $1.695 million or $877/sqft, this unit has stunning waterfront views of the Miami Beach Marina. It has been nicely remodeled, with a new kitchen and it has been on the market for 5 months and since then the price has remained the same.

Out of the six 3-bedroom units for sale at the Icon South Beach Condo, the best deal this month is unit #2203 listed at $2.695 million or $1,248/sqft. Apart from being the best-priced unit, this 3/3 unit has been completely updated and has a gorgeous Bayfront view from every room.

The Icon South Beach provides the enjoyment of South of Fifth living you can't get enough once here!

At the Icon the view is amazing especially from the units facing the bay. I also like the splendid common areas. Its a pleasure to go to the gym center and to the spa. The staff is very professional and the machines have just been replaced! One last piece of advice: try the restaurant and especially their wonderful salads Its a convenient place for lunch or dinner when you dont have the time to cook something at home.

The Icon is a great building with the best amenities I could have wish for. The library is such a good idea, so quiet and comfortable. I also have to say that the gym and spa are very luxurious and well maintained, thats a pleasure.Otherwise the units facing the bay are my favorite and I would totally recommend this building to people who are looking for a place where the atmosphere is calm and relax.
