Tips of the month: Best condos for sale at The Continuum condo North in Miami Beach:


The Continuum Condo North is located on the beach in the serene South of Fifth neighborhood. It has a second tower, The Continuum South and they enjoy a huge joint park which is a luxury in South Beach’s standard. So far this year, 10 units have been closed and 3 of them were sold in May. The best part is, all of them were sold around asking price! For example, unit 2105 was listed at $4.5 M and closed at $4 M, unit 2003 was listed at $2.9 M and closed at $2.62 M and finally, unit 2304 was listed at $1.95 M and closed at $1.76 M. The current average of sold price is $1,639/sqft.

The 1 bedroom condos for sale in The Continuum South are all located on low floors so if you are picky on the view, this might not be the best choice. The best priced one bedroom is unit 501 which is listed at $1203/sqft. Keep in mind that nothing has been upgraded except a minor work in the bathroom. If you want an upgraded one bedroom, unit 606 is the only one that fits the criteria. The unit has been completely remodeled and is listed at $1,195,000.

If you are looking to buy a 2 bedrooms, unit 1706 is currently the best priced unit at The Continuum North. Keep in mind that the unit has not been updated. In terms of price flexibility, there might be some room for negotiation but the listed price of $2,750,000 is unbeatable. To purchase at the Continuum Condo North a 3 bedrooms we can’t seem to choose which one is the best one as each has their own advantage. Unit 1002 is a fully furnished turn-key unit while unit 2704 has a large terrace with stunning view of Miami Beach. TWN1 is a 3 floor unit that feels like living in a house and unit 2802 which is listed at $7,750,000 is upgraded.

For the 4 bedrooms, we recommend TWN5, as the price as dropped 10% since it was first listed. If you need something higher, unit 2502 is for you. It has not been renovated but it is the cheapest 4 bedroom in The Continuum Condo North.
