VOLUME OF SALES IN BRICKELL & DOWNTOWN

Let's have a look at the volume of sales in 2016 compared to 2015 in Brickell and Downtown. In both neighborhoods, the number of units sold and the prices per square foot have dropped. The market has shifted to a buyer's market. In 2016, sales in Brickell dropped 17% in terms of volume and 6% in price per sqft. Downtown experienced a drop in sales of 27% and 4% in price/sqft. In Brickell only the Jade Brickell from the studied condos ended 2016 with an increase in sales of 41%. In Downtown the only condo that saw an increase in sales was the Paramount Bay with an increase of 42%. By the way, we have also a listing for sale in that condo: unit #2110 . It's a flow-thru 3bed/3bath for sale at $1,099,000.

FEBRUARY PRIVATE EVENT PLANNER

Since this month is full of events and I couldn't decide which one was more attractive, I've decided to guide you thru all of them. First of all, February is the Miami romance month, so please don't forget to take your partner to an exclusive spa for a couples massage. Reserve the Ocean of love package at the Ritz-Carlton for a 1hr massage, glass of champagne and desert to share. After that have your oceanfront picnic in a private cabana. Then, from Feb 2nd to the 5th you have to go to the Miami Beach Jewelry & Antique Show. Last year I've bought the most amazing rings for a bargain price. This year it's at the Deauville hotel. You'll have the chance to find all the best precious stones from the antique jewelry, vintage pieces and watches but you can also find brand new jewelry at wholesale price. If you are a music aficionado, you're lucky this month since Andrea Boccelli, Sting and Bon Jovi will be holding concerts. On President day weekend you can alternate between Art Wynwood and the Boat show. Finally, we couldn't miss the SOBEWFF. You'll taste wines and you'll have the chance to try different plates prepared by well known chefs.

ASTON MARTIN RESIDENCES

The Aston Martin Residences are a new project in Downtown Miami. This building will be the highest one in the neighborhood with its 818 feet. This will be the tallest building in Miami after the Four Season. The Aston Martin condo will reach 66-floors and it's primed to mark a new standard in luxury condominium living in Miami. The iconic design sensibility of Aston Martin motorcars will prevail in the common areas at the Residences, with the auto company's design team. The high-end sports car company has partnered with the Alfredo Coto family of Argentina to take advantage of the nearly acre site where the river enters Biscayne Bay. The project is set to open its sales center in March 2017. The project will be complete in 2021. Units will be limited to 391, including seven penthouses and a duplex penthouse with private pools and terraces. One- to five-bedroom units will start at about $1,300/sqft. Bay front units will include a private elevator. Prices start from $486,900 for one bedroom, $960,900 from a 2 bedroom unit up to $7,892,90 for a 5 bedrooms.

FORTE DEI MARMI RESTAURANT

Last week I've tried Forte dei Marmi restaurant located at 150 Ocean Drive. It's the previous Cavalli club, or Di Vito restaurant, or for the ones who have been enough time in Miami, the Joia restaurant. Not to be negative but this spot doesn't tends to be very successful. This villa from 1938 has been remodeled in modern Mediterranean style. It looks awesome and the service was of top quality. However I regret to say that the food did not impress me. Nothing really stood out. But to their defense I wasn't very hungry and didn't try a lot of plates so I'll go back since the reviews are good.
