There have been 2 closed sales at the Yacht Club at Portofino in the past month, unit #1606, and unit #1608. Both of these units went under contract more or less at the same time, and both closed a little over a month after. We are proud to announce that we were the listing agents of unit #1606 and we got a great deal for the seller with a closed price at $550,000 compared to an asking of $579,000.

The Floridian Condo keeps on surprising with a record number of sales. As per the past 6 months, the Floridian has kept its ratio of 1 closing per month, which was a surprisingly good performance compared to other buildings in the area after the pandemic.

There is currently 1 unit under contract at the Floridian Condo, unit #1004 listed at $440,000 or $359/sqft. This 2-bedroom unit was in original condition, but it has a really competitive price for being a 2/2 in the neighborhood. It has been under contract for 3 months already, so let’s hope the closing is getting closer and we have the closing details next month.

If you want to buy a 1-bedroom at the Continuum Condo North, we would recommend jumping to the lowest-priced 2-bedroom unit in the building condo #509. With a listing price of $1.775 million or $1,379/sqft, this condo is better priced than the lowest 1-bed units. Even though it is in original conditions, this condo has an oversized balcony overlooking the building’s entrance and it also has a slight view of the ocean.

What’s for sale at the Portofino Tower?

The Portofino Tower has an available inventory of 24 units for sale ranging from 1 up to 5 bedrooms with a starting price point of $710,000 for the only 1-bedroom unit in the building, up to $14.5 million for a combined 5-beds/5.5-baths penthouse facing Government Cut, the Ocean, and Fisher Island.

It was a great last month for the Portofino Tower, as there were 2 closed sales in the building. Firstly, the 1-bedroom unit #808 listed at $980,000 or $899/sqft got sold for that same price. It closed a few weeks back, so congrats to the new resident of this incredible condo. The other unit sold at the Portofino Tower was the 2-bedroom unit #3906 listed at $2.4 million which got sold at $2 million or $1,020/sqft. However, there are no units currently under contract.

If you want to buy a 1-bedroom unit at the Portofino Tower condo, I would recommend going straight to the 2-bedroom units as there is a larger inventory. Out of the 2-bedrooms, the best deal is unit #3806 listed at $1.95 million or $994/sqft. This unit has been on the market for a while now, so the owner might be open to negotiation. The price has been decreased by 11.3% since it was listed one year and a half ago. It has stunning views of the Ocean from a high floor. It is in original condition, but it’s ready to be remodeled with your own taste.

If you want to buy a bigger unit at the Portofino Tower condo, check out the 3-bedroom condo #903 listed at $1.99 million or $850/sqft. This unit has a really competitive price for being a 3/2.5 unit with direct water views. It has been completely updated, with a new kitchen and bathrooms. Out of the 7 available 3-bedroom units at Il Villaggio condo, you should have a look at the best-priced unit #1407 listed at $2.475 million or $1,367/sqft. This unit has been recently listed on the market, and won’t be for sale that much longer!
