TOP 10 U.S. CITIES TO LIVE

The latest ranking of cities everyone wants to move to contained 4 cities in Florida! Can you believe Miami is number one? I knew it 22 years ago but some people take more time than I do!

It's such an honor for our beautiful city. Remote work really made a difference and big cities like New York City or Los Angeles aren't appealing anymore with their overpriced rent and crowded population.

The American population, as well as foreigners, are looking for sunny weather at a lower price. It looks like the job market is not necessarily a priority when looking to move! Also, multiple cities on that list are now yet to become new hotspots for the tech industry. We've also noticed cities like Las Vegas and Miami have the fastest rising prices in the country.



60 DAYS NOTICE BEFORE INCREASING RENT

60-day notice before you can increase the rent on your tenant. That’s the new law Miami Beach would require. I think it's fair since rents have increased drastically! Following the ongoing inflation in South Florida, the city of Miami Beach is about to take action to support the renters.

The relief won’t come as a limited price increase, but at least an advance notice before facing the new rent.

To help Miami Beach residents organize, the City Commission is expected to make the landlord warn the tenant 60 days prior to a rent increase if it exceeds 5%. The maximum fine is $500, said the city’s rental housing code, and a threat of 60 days in jail. The action, initiated by Commissioner Alex Fernandez is here to help renters in financial difficulties since the rentals prices won't stop going up. Prices between December 2020 and December 2021 have peaked at more than 34%! The commissioner said he is supporting the creation of more affordable housing, but also trying to keep the current housing affordable.



HOME EQUITY SURGES TO GREAT RECORDS

As home prices continue to skyrocket, homeowners are increasing their home equity! We still don't know how long this real estate boom will last, but as of now, we know that homeowners have an average of 50% equity in their property, what a great percentage!

Last year, the high prices for homes across the U.S. increased the difference between what homeowners owed on their mortgages and the actual market value of the properties. Do you remember when we were hearing about short sales? That meant the bank had to authorize a sale under the mortgage amount. Well, it feels good to see the opposite trend now. Homeowners have more equity than ever. Disparities exist in-between states and regions as the South is experiencing some of the highest prices whilst the Midwest and states like Mississippi are experimenting decrease in prices! Some cities like Baton Rouge or Wichita with the fewest equity-rich properties are indeed witnessing a large number of mortgages underwater. On the contrary, the top city with 70,6% of mortgages holders equity-rich is Austin, which is amazing news for Texas. As we know, sunny states are becoming more and more appealing to the public.
